I'm still trying to figure out who in their right mind allowed banks to collect interest up front. I'm at the point where 54% of my mortgage payments are interest.

For any of our younger members that haven't bought into Realestate yet I would highly suggest save and wait. DO NOT get a mortgage! The tens of thousands in interest you are handing over to the bank is better invested or at least put in a retirement account.

The wife convinced me to sell a condo we could have had paid off in 5 years and buy a house that will take us 20+ years to pay off. I've already spent over $4k in interest since April and that's at the bargain basement rate of 3%.

yeah, mortgage free is the plan, though may do one on a couple of rentals... but not my house.

guys! thanks so much for all your well wishes, all your help, all your purchases, and all your patience with me over these last few years! this should be the last bump in the road for a good while. i will be quite for a bit while moving stuff and setting up a temp shop. once im set up ill swing by and say hi. the shop shouldn't take all that long really... lol but i will have a place to keep going on machine work, so i wont be completely out till the new place is up and going.
